Here's how it works:

2. Schedule a virtual or in-person meeting

Arguably the most important part of the process. At the end of the day, we’re in the relationship business and we want to start ours off well with you. When we meet, we’ll talk about the type of properties, neighborhoods and markets you’re interested in. By understanding your goals, plans and exit strategy, we can then filter our list to meet your needs and requirements.

We’ll also discuss what happens when you find a property you want to purchase. We are focused on making the closing a smooth transaction for you, which is why we’ll talk you through every step of the process.

We know this is a large, important purchase for any investor. That’s why we want you to feel comfortable with the process, understand the risks and be aware of the many resources you’ll have access to.

3. Start getting property alerts

This is where things begin happening. We’ll hunt down the best investment properties based on your criteria and send them straight to your inbox. Some properties won’t need too much repair. Others will need considerable work. But every single one will contain untapped value waiting to be realized by the investor willing to put in the effort.

4. Analyze the deal

Once you find a property you’re interested in, we’ll help you gain access to the property so you can evaluate the effort and run your numbers. Not every deal is right for every investor, a lot depends on your investing strategy, available resources, and your experience. Ultimately, you decide if this deal is the right one for you.

5. Close the deal

This is where our experience really pays off for you. When you decide to purchase a property, we work hard behind the scenes to eliminate obstacles, deliver an insurable title, and provide a seamless closing process that transfers legal ownership of the property to you. From there, you’re in control of the investment and it’s yours to improve.

6. Get to work

It’s not called sweat equity for nothing. Once you own the property, you’ll need to repair or renovate it with your team of contractors. Some properties can be repaired and sold quickly, others will take more time. Either way, when rehabbing a property, it’s important to factor in extra time for delays, especially when you’re still gaining experience.

7. Follow your exit strategy

After you repair or renovate your property, you have several options. You can fix and flip, quickly reselling the property on the retail market. Or, you can fix and rent, retaining your property as an asset and renting to a tenant for continuous cash flow.
